Rutter Falls Self Catering Holiday Cottages are in a magnificent location - adjacent to Rutter Force waterfall within the Eden Valley, Cumbria - near the Lake District.  There is a pool below the waterfall for cold-water swimming.

​

The River Eden has carved a fertile valley through the district, creating an area of lush meadows and rolling fields.  We are inside the Yorkshire Dales National Park, the area is designated as the Westmorland Dales. 

​

The Mill has historical references dating back to the 16th Century and is set within a Site of Special Scientific Interest. Relax, unwind, and watch red squirrels, deer, dippers, kingfishers, heron, goldcrest and lots more. There are Brown Trout in our beck for any fishermen. The quiet roads are ideal for cycling enthusiasts, and the countryside and fells provide excellent walking opportunities.

In the nearby market towns of Appleby and Kirkby Stephen, you will find historic buildings, a range of delightful small cafes and shops offering crafts, antiques and local specialities. The Northern Lakes are all very accessible as are trips to North Cumbria, the Pennines, Hadrian's Wall and the Scottish Borders.

If you like long or short walks, touring the Eden Valley, getting away from it all or just want to see the beauty of the local habitat, look no further.

THE MILL

THE MILL

Comfortable converted watermill sleeping one or two couples, overlooking the often spectacular Rutter Force waterfall, in the tranquil Eden Valley, between Lake District and Dales. Perfect for a romantic getaway, or watching abundant birds and wildlife. Ideal for honeymoons, anniversaries or engagements! You won't find accommodation closer to rushing water than this!  No children under 12 for safety reasons. 

 

The space

This centuries-old converted watermill enjoys a unique location right beside a waterfall and beck. Watch the falls from your living room or balcony, and see amazing birds and wild creatures without having to leave the comfort of your cottage. The Mill is fully equipped with everything you'd want for a relaxing break in a magical rural haven.

 

Guest access

Guests can sit on the riverbank, or in the private secret garden behind The Mill. Your own private balcony gives you a birdseye view of the waterfall and wildlife. There is a pool below the waterfall for cold-water swimming. Rutter Falls is three miles from the lovely market town of Appleby in Westmorland and a half-hour's drive from the Lake District. Fantastic hiking opportunities right on your doorstep.

 

Other things to note

The Mill cannot be booked by families with children under 12 for safety reasons.

Smoking is not allowed inside The Mill. Weekly stays begin on a Friday. Shorter stays must begin on Fridays, Mondays or Tuesdays. The road to our property crosses Hoff Beck at a ford.  After heavy rain, the ford can become impassable.  Alternative access is via a narrow farm track. 

Pets are NOT permitted in the Mill (please consider Ford Cottage if wish to bring pets).

FORD COTTAGE

FORD COTTAGE

A cosy cottage located by a ford, adjacent to stunning Rutter Force waterfall, in the tranquil Eden valley, between Lake District and the Dales. Sleeps two couples in king size bed in bedroom plus double sofa bed/futon in lounge. If the second couple would like more comfort and privacy with an extra en-suite bedroom, see our separate listing for Ford Cottage plus Owl Room. Fully equipped, with free Wi-Fi. We do not allow children under 12 to stay in the cottage for safety reasons.  Well-behaved pets welcomed.

 

The space

Ford Cottage is a quaint and comfortable little cottage in an absolutely beautiful location. Beside a pretty river and adjacent to an amazing waterfall, it's a great place to relax, unwind and enjoy nature. We often see red squirrels, otters and wonderful birdlife, including herons and kingfishers. You won't want to leave!

 

Guest access

Guests have a sitting area adjacent to the footbridge. There are lots of public footpaths locally, including one that passes directly behind the property.  Cold-water swimming is available in the pool below the waterfall.

 

Other things to note

We don't allow smoking in Ford Cottage. For safety reasons no children under 12 may stay in Ford Cottage. Well behaved pets by arrangement. Weekly stays must begin on a Friday. Shorter stays (3 night min) must begin on Friday, Monday or Tuesday.  The road to our property crosses Hoff Beck at a ford.  After heavy rain, the ford can become impassable.  Alternative access is via a narrow farm track.

There is an additional charge for each pet (£30) to contribute to cleaning costs.

THE OWL ROOM

THE OWL ROOM  (can only be added to FORD COTTAGE booking*)

The Owl Room, when booked in addition to Ford Cottage, adds an upstairs annex room with a king bed and en-suite bathroom. 

​

The Space

The Owl Room has one king bed, a sitting area and a separate bathroom with bathtub, handbasin and toilet.

 

Guest Access

The Owl Room is accessed from the parking area via an external staircase (there is no internal access from Ford Cottage).  

 

Other things to note

*Minimum Booking = 3 nights. 

We don't allow smoking in the Owl Room. 

Dogs are allowed in Ford Cottage, but not in the Owl Room.

Children under 12  may not stay in the Owl Room for safety reasons.
